ABOUT THE JOB:
Under the supervision of a Housing Manager, performs a variety of office-related tasks as well as the property management activities of rent collection and living unit inspections. Manages a site-based work order system and/or independently manages the rent collection process.
Duties & Responsibilities:
- Performs a wide-range of routine and non-routine general office duties, including filing, collection of data, answering telephones, recording messages, filling in forms, cards, vouchers and requisitions; copying reports, bills and correspondence.
- Prepares and checks papers and records, including such activities as analyzing, classifying and filing material of a routine nature.
- Processes work orders from receiving to data entry for a site-based work order system.
- Takes work order requests from residents, fills out work order logs, maintains work order data base and filing systems and performs other work order- related duties.
- Performs rent collection- related activities including receiving payments from tenants, recording payments on ledger cards, maintaining the ledger card system, preparing collections for daily deposits, holding private conferences related to rent collection and going to grievance hearings and/or court regarding rent collection issues.
- Performs unit inspection related activities by participating in and successfully completing inspection training, compiling and preparing forms related to inspections, notifying tenants of scheduled inspection, conducting inspections according to predetermined standards, completing inspection summary reports.
- Conducts resident interviews to obtain pertinent information including family income and status for annual resident re- certification.
- Resolves or assists Housing Manager in resolving tenant problems.
- Performs other related duties as required.
Minimum Qualifications & Experience: High School diploma or GED required, Associates Degree and/or business courses preferred. Must have recent experience in typing and general office work. Ability to type at a rate of 35-40 words-per-minute is essential. Previous work experience in general office work, preferably in a public agency, is desirable. Must have good interpersonal skills and employ tact in dealing with others.
